Before making any architectural changes to the exterior of your home, or to your landscaping, homeowners must secure prior written approval from the Architectural Control Committee (ACC) to ensure all structures and landscapes within the subdivision are architecturally harmonious. This includes, but is not limited to, color, locations, design, removal or additions to the appearance.
The process begins with completing the ACC Modification Request Form. The most common requests have a checklist (see below) with additional instructions and the required additional information that must be submitted with the request. If your modification doesn’t have a checklist, attach pertinent information (color, material, location, etc.) to facilitate the review of your request.
Requests will be delayed if insufficient information is provided. Once you have all the requested information gathered, email your package to metrogroup@mgmc.net.
Checklists:
- New Construction
- Landscaping
- Shoreline or Dock
- Building Exterior
- Stand-By Generator
- Deck or Patio
- Pool
- Basketball Hoop & Playscape
- Solar Energy Systems
Once the project is complete, notify the ACC for a final inspection. Please be aware, the ACC approval shall be invalid if the structure or improvement violates any of the restrictions or requirements set forth in this Declaration, except in cases where waivers or variances have been granted by recommendation for the Architectural Control Committee (ACC) and Board of Directors vote to approve. Therefore, it is in the homeowner’s interest to also review the Governing Documents to ensure compliance.
Homeowners are responsible for maintaining their landscaping in accordance with our governing documents. The Stonewater Landscaping Requirements document provides clarification regarding (1) homeowner requirements, (2) routine requisite maintenance, (3) examples of properly maintained lots, and (4) examples of unsightly conditions. Hiring a professional landscaper to maintain the property is recommended for those who are not familiar with these practices.
